Custom Barndominiums Built to Last

American Iron designs and builds premium steel and wood barndominiums across the country. Full-service from floor plan to final inspection — built to your spec.

One Company. Every Phase of Your Build.

Most people shopping for a barndominium hit the same wall: kit companies that don’t build, builders that don’t design, and designers that disappear after the plans are stamped. American Iron does all of it. We design your floor plan, manage the build through a vetted contractor network, and stay involved from start to finish.

You get one point of contact, one process, and a finished home — not a handoff chain.

Design

Custom floor plans developed around how you actually want to live. Open concept, shop-plus-living, multi-generational, second floor — we build the plan around your property and your priorities, not a stock template.

Engineering

Structural plans developed to meet your local building requirements. Available where your project needs it.

Build

A licensed, vetted contractor in your area manages the physical build from foundation to finish.

Most people build once. The math on barndominium construction beats traditional building on timeline, maintenance, and long-term cost — build it right the first time.

Choose Your Build Path

Most barndominium clients fall into one of three categories: people who want it done, people who want to control parts of it, and people who just need the materials. We have a path for all three.

Turnkey (Most Popular)

We design your home and coordinate the build through a licensed contractor in your area. You get a dedicated design team and a local builder who knows your county — without managing the process yourself.

Shell Build

We complete the weathertight exterior — frame, siding, roofing, windows, and doors. You handle interior finish work yourself or on your own timeline. Best for phased builds and owner-builders who want to control costs without managing the entire project.

Kit Supply

Steel kit built to your specifications, delivered to your job site with assembly documentation and support. Best for licensed contractors and experienced owner-builders who have their own crews and want quality materials without the full-service wrapper.

Not sure which path fits your project? That’s what the first conversation is for.

From First Conversation to Move-In Day

Step 1

Consultation (Week 1)

We learn your budget range and how you want to live. You leave with a clear picture of what your project involves and what it costs — not a vague promise to follow up with a quote.

Step 2

Design (Weeks 2–4)

Custom floor plan developed to your spec. 3D renderings before anything moves forward. Revisions happen here, not on the job site.

Step 3

Permitting (Weeks 4–6)

We deliver permit-ready plans. Your contractor handles submission and approval with your local building department.

Step 4

Site Prep & Foundation (Weeks 6–9)

Your contractor prepares the site, installs the foundation, and runs utilities.

Step 5

Shell Construction (Weeks 10–14)

Frame, siding, roofing, windows, and doors. The exterior goes up fast — typically two to four weeks once the foundation is ready.

Step 6

Interior Finish (Weeks 14–36+)

HVAC, plumbing, electrical, insulation, drywall, flooring, cabinetry, fixtures. Timeline varies by scope and finish level.

Typical total timeline: 6–10 months from consultation to move-in.

Turnkey Barndominium Builders

American Iron builds turnkey barndominiums across the country, with deep experience in the markets we know best. Whether you’re weighing what a build will cost in Florida or Texas, planning a project with barndominium builders in Tennessee or Georgia, or comparing options across North Carolina and South Carolina, our team handles the process from first conversation to move-in day. We also serve fast-growing rural markets like Nebraska and many more states nationwide.

Why Clients Choose American Iron

Vetted Contractor Network

We don’t hand you a phone number and wish you luck. We match you with licensed, insured contractors who have built barndominiums in your state.

Custom Floor Plans

We design around how you want to live — open concept, shop-plus-living, multi-generational, second floor. Whether you have land or you’re still in planning mode, we build the plan around your priorities.

Nationwide Coverage

Nationwide contractor coverage — local knowledge, local permitting, local code.

Transparent Pricing

Real ranges based on your size, state, and finish level. You understand the cost before you commit to anything.

No Handoff Chain

Most people get passed between a designer, a kit supplier, and a contractor who’ve never spoken to each other. We coordinate the process so you don’t have to.

Popular Starting Points — All Fully Customizable

30×50 — 1,500 sq ft

Right-sized for couples, retirees, or vacation properties. Two bedrooms, one to two bathrooms, open living area. Lower material costs make higher-end finishes more accessible at this footprint.

40×60 — 2,400 sq ft

The most requested size. Three bedrooms, two bathrooms, open kitchen and great room, two-car garage or workshop. Clear-span design with no interior load-bearing columns. The sweet spot for cost, livability, and resale.

60×60 — 3,600 sq ft

Full family home with dedicated workspace. Four bedrooms, three bathrooms, home office, attached three-bay garage or shop.

60×80 — 4,800 sq ft

Generous living with estate-scale space. Four to five bedrooms, multiple living zones, large shop, room for guest suite or in-law quarters.

30×80 — Shop-Plus-Living

Half workshop, half home. Dedicated bay for equipment, boats, RVs, or livestock with full living quarters on the same footprint. The most popular configuration for rural working properties.

Custom sizes available for any footprint. We engineer to your dimensions, not the other way around.

Built for Where You Live

Barndominium construction isn’t the same in every state. Permitting requirements, wind loads, soil conditions, and local code vary significantly — what works in rural Tennessee looks different from coastal Florida or West Texas. We have contractor relationships and project experience across the country.

Prefer to build it yourself? We also offer barndominium kits nationwide.

Common Questions

How much does a barndominium cost?

Shell kits typically run $25–$75 per square foot depending on size, state, and material. Turnkey builds — foundation through finished interior — start around $170 per square foot and can exceed $400 per square foot in some states depending on finish level, site conditions, and local labor costs. We give you a real number for your specific project, not a floor price designed to get you on the phone.

How long does it take to build?

Six to ten months is typical from consultation to move-in. Larger or more complex builds can run longer. The fastest phase is shell construction — most exteriors are complete in two to four weeks once the foundation is ready.

Do I need a general contractor?

Most states require a licensed general contractor for a residential build permit. We can connect you with contractors in our network who have barndominium experience in your state.

Can I finance a barndominium?

Yes. Construction-to-permanent loans, USDA, VA, and conventional financing programs all apply to barndominium construction. We can connect you with lenders who understand how these projects are appraised and financed.

What's the difference between a kit and a turnkey build?

A kit is the structural package — frame, siding, roofing — delivered to your site. A turnkey build includes everything: kit, foundation, interior finish, all systems, final inspection. Most first-time builders choose turnkey. Experienced owner-builders and contractors often start with the kit.

Are barndominiums hard to finance?

Barndominium financing is straightforward — the key is working with a lender who actually does it. Not every bank understands how these projects are appraised and structured. We can connect you with lenders who do.
